Why Meridian keeps pulling renters.

If you’re weighing a move to Meridian, here’s the honest state of the apartment market in 2026 — and why it’s tighter than the “lots of new construction” headlines make it sound.

The short version: demand up, supply down.

Two things are happening at once in the Treasure Valley. People keep arriving — and the pace of new apartment construction has fallen off a cliff. That combination is quietly pushing the market back toward tight.

  • Meridian is the center of it. The suburb accounts for roughly half of all apartment demand in the entire Boise region, per CoStar — more than any other city in the valley.
  • Rents are rising again. The average Boise-area apartment rents for about $1,720/month, up ~3% year over year, with occupancy holding above 95%.
  • New supply is drying up. Multifamily construction starts fell more than 40% in 2024, and completions are down roughly 65% — the pipeline of new apartments is thinning fast.
  • Renters are absorbing what’s here. The Boise market leased up about 2,550 units over the past year.

What it means if you’re renting.

When demand is steady and new supply is shrinking, the math points one direction: fewer available homes and upward pressure on rents over the next couple of years. In practical terms, that means the good homes lease faster, concessions get rarer, and waiting rarely makes the number smaller. It’s the kind of market where getting on an interest list early — so you see floor plans and pricing before they’re public — is worth more than it is in a soft market.

Steady demand plus a shrinking pipeline is the classic setup for a market that tightens — and Meridian sits right at the center of it.

Why Meridian, specifically.

The demand isn’t random. Southwest Meridian — the Ten Mile corridor in particular — has become one of the fastest-growing corners of the valley: new employers, the walkable retail and dining of Discovery Meridian and the District at Ten Mile, quick access to I-84 and downtown Boise, and the Fivemile Creek trail network. It’s a place people are actively choosing, which is exactly why the apartment numbers concentrate here.
