Overview

Pets are welcome at Arête Residences with prior written approval from management. Residents must complete and sign the Animal Addendum before bringing any animal onto the premises. Unauthorized animals constitute a lease violation and are subject to fees and possible lease termination.

Pet Fees & Deposits

All fees are due before or upon move-in. Monthly pet rent is due alongside regular rent each month.

Note: The pet deposit is applied toward any animal-related damages and is subject to the same terms as the general security deposit.

Animal Limits

Ground-floor units may have different weight allowances with written management approval. Additional animals beyond the approved number require a written amendment to the lease.

The limits above apply to pets only. Service and assistance animals are not subject to these limits — see the Fair Housing section above.

Community Rules

Waste & Cleanliness

• Residents must immediately remove and properly dispose of animal waste.
• Always carry scoopers and/or waste bags when walking dogs anywhere on the property, including designated dog areas.
• Failure to clean up waste will result in a $200.00 fine per occurrence.
• Keep patios and balconies free of animal droppings. No pet food may be left outside.

Animal Control & Supervision

• Animals must be under the resident’s control at all times when outside the home.
• Animals may not be tied to any fixed object or left unattended outside.
• Animals may not be left on a patio, balcony, or in any outdoor area for extended periods of time.

Restricted Areas

• Animals are not permitted on landscaped or grassy areas (except designated dog areas) at any time.
• Animals are not permitted in or around the pool area, laundry rooms, or other recreational facilities. (Service and assistance animals are permitted in all areas in accordance with federal law.)

Vaccinations & Licensing

• All animals must be properly licensed and have current inoculations as required for their species.
• Management may request proof of vaccination at any time.

Disturbances

• Residents will be asked to remove any animal that regularly disturbs other residents inside or outside the home.
• Animals that obstruct management staff from performing their duties may be subject to removal.

Consent & Revocation

Management’s consent to keep an animal may be revoked at any time, with or without cause, upon seven (7) days’ written notice. Upon revocation, the resident must permanently remove the animal from the premises within the seven-day period.

Residents who fail to remove an animal following complaints and management requests agree, upon seven (7) days’ written notice, to permanently remove the animal. Repeated or uncorrected violations may result in lease termination and eviction proceedings.

Owner Liability

Arête Residences and its management are not liable for any injury, illness, or death of a pet, regardless of cause. Residents assume full responsibility for their animals and agree to indemnify management against any claims, damages, or losses caused by or related to their animal(s).

Management is not obligated to perform maintenance or repairs inside a home while an animal is present on the premises.

Acknowledgment

Before bringing any animal onto the premises, residents must complete and sign the Animal Addendum attached to the Residential Lease Contract, confirming that they have read, understand, and agree to comply with this Pet Policy. Violations may result in fees, mandatory removal of the animal, or termination of the lease.

Arête Residences is built for dog owners. On-site amenities include:

• Dedicated on-site dog park
• Direct access to the Fivemile Creek Pathway — eight miles of paved trail beginning at the front door
• A dedicated indoor pet spa arriving with the Phase 2 clubhouse
