Pet Policy

Overview

Pets are welcome at Arête Residences with prior written approval from management. Residents must complete and sign the Animal Addendum before bringing any animal onto the premises. Unauthorized animals constitute a lease violation and are subject to fees and possible lease termination.

Service Animals & Assistance Animals — Fair Housing Act

Service animals and assistance animals (including emotional support animals) are not pets under federal law and are fully accommodated at Arête Residences in accordance with the Fair Housing Act, the Americans with Disabilities Act, and applicable state and local law.

Service and assistance animals are exempt from: (1) all pet fees, pet rent, and pet deposits, (2) the two-animal limit, (3) the 40-pound weight limit, and (4) any species or breed restrictions. Management may request reliable documentation of the disability-related need for an assistance animal when the need is not readily apparent, in accordance with HUD guidance.

Pet Fees & Deposits

All fees are due before or upon move-in. Monthly pet rent is due alongside regular rent each month.

Note: The pet deposit is applied toward any animal-related damages and is subject to the same terms as the general security deposit.

Ground-floor units may have different weight allowances with written management approval. Additional animals beyond the approved number require a written amendment to the lease.

The limits above apply to pets only. Service and assistance animals are not subject to these limits — see the Fair Housing section above.

Consent & Revocation

Management’s consent to keep an animal may be revoked at any time, with or without cause, upon seven (7) days’ written notice. Upon revocation, the resident must permanently remove the animal from the premises within the seven-day period.

Residents who fail to remove an animal following complaints and management requests agree, upon seven (7) days’ written notice, to permanently remove the animal. Repeated or uncorrected violations may result in lease termination and eviction proceedings.

Owner Liability

Arête Residences and its management are not liable for any injury, illness, or death of a pet, regardless of cause. Residents assume full responsibility for their animals and agree to indemnify management against any claims, damages, or losses caused by or related to their animal(s).

Management is not obligated to perform maintenance or repairs inside a home while an animal is present on the premises.

Acknowledgment

Before bringing any animal onto the premises, residents must complete and sign the Animal Addendum attached to the Residential Lease Contract, confirming that they have read, understand, and agree to comply with this Pet Policy. Violations may result in fees, mandatory removal of the animal, or termination of the lease.
