Rental Application & Screening Criteria

Non-Discrimination

Arête Residences and Dolomiti Asset Group operate in full compliance with the Federal Fair Housing Act (42 U.S.C. § 3601 et seq.) and all applicable state and local fair housing and civil rights laws, including the Idaho Human Rights Act. We do not discriminate against any person based on race, color, religion, gender, national origin, age, sex (including sexual orientation and gender identity), familial status, disability, handicap, veteran status, or any other basis protected by applicable law.

The criteria below outline the standards that may be required for each applicant to be approved for residency. All criteria are applied consistently and equally to every applicant.

Applications

All applicants must be of legal age (18 or older). Every party age 18 or older who will occupy the unit must complete a separate application and pay all applicable fees. Applications must be completed in full and must be truthful and accurate. Applications containing untrue, incorrect, or misleading information will be denied.

The application fee is non-refundable once processing has begun, as permitted by applicable Idaho law.

Identity Verification

All applicants are required to provide at least one of the following forms of government-issued or legally recognized identification:

Rental Score & Credit Screening

All applications are submitted to RentGrow, a third-party rental applicant screening company. Applications are evaluated using a rental scoring system based on real and statistical data, including payment history, the quantity and type of accounts, outstanding debt, and the age of accounts.

Each application is scored statistically in the same manner to ensure objective and consistent treatment. Based on pre-established criteria set by Management, RentGrow will recommend one of the following outcomes:

Guarantors and Co-Signers

If RentGrow recommends “Accepted with Conditions” or “Denied,” a guarantor or co-signer may be considered at Management’s discretion. In that case, the original applicant’s application will be re-submitted along with the guarantor or co-signer’s application. Applications for guarantors and co-signers are also processed through RentGrow and are typically held to a more stringent pre-established screening standard, because guarantors and co-signers are responsible for payments for this residence as well as their own place of residence.

Income Verification

Written verification of household income equal to at least 2.5 times the monthly rent is required. Acceptable forms of income verification include, but are not limited to:

Management reserves the right to request additional supporting documentation as needed to verify income.

Residence History Verification

Management reserves the right to verify the applicant’s prior residence history, including contacting previous landlords to verify rental payment history, lease compliance, and reason for vacating.

Criminal Background

Applicants charged or convicted of certain felony or misdemeanor offenses may not be approved for residency, depending on the pre-established criteria set by Management. Criminal background evaluations are conducted on an individualized basis in accordance with HUD guidance and applicable fair housing law, and consider the nature, severity, and recency of any offense.

Arête Residences does not have a blanket policy excluding all persons with criminal records. Each application involving criminal history is reviewed individually and in context.

Eviction History

Applicants who have been a party to an eviction proceeding may not be approved for residency, depending on the pre-established criteria set by Management. As with criminal history, eviction records are considered individually in context, including the circumstances, outcome, and recency of the proceeding.

Denial Policy

If your application is denied due to unfavorable information received on your screening report, you have the right to:

  1. Contact RentGrow to discuss your application and identify any unfavorable information that contributed to the decision.
  2. Provide RentGrow with proof of any incorrect or incomplete information in your screening report.
  3. Request that RentGrow re-evaluate and re-report your screening information and rental score to Management.

As required by the Fair Credit Reporting Act, you will be provided with the name and contact information for any consumer reporting agency that supplied information used in the screening decision.

Improving or Correcting Your Rental Score

Your rental score is based on information in your credit report, criminal history, references, and application data — including your history of paying bills and rent, the types of accounts you have, collections and delinquencies, income, and outstanding debt. Your rental score may change if the underlying information changes.

To improve your score over time, focus on paying bills on time, reducing outstanding balances, and correcting inaccurate information with the reporting agency. Your chances of approval may also improve if you apply for an apartment with a lower monthly rent, or use a guarantor or co-signer, if permitted by Management.

Pre-Leasing Notice

Arête Residences is currently under development and is expected to open in 2027. These screening criteria are published in advance of leasing and represent the standards that Management anticipates applying upon opening. Management reserves the right to modify these criteria prior to the commencement of active leasing. Updated criteria will be published on this site prior to the acceptance of any applications.
